IRIS Tip

Decide what matters about the property before media day. Views, renovations, oversized lots, outdoor living, architectural details, and community amenities can affect what media will best tell the story.

Not every Listing needs every format.

Match the media to the property, price point, features, and marketing plan.

ARMLS Check

ARMLS requires at least one front exterior photograph within four calendar days after a Residential or Residential Rental Listing becomes Active. The front exterior photograph does not have to be the primary or first image. Coming Soon Listings do not require a photograph while they remain in Coming Soon status.

ARMLS Check

ARMLS does not allow agent or brokerage contact information inside Listing media. A For Sale sign may appear in a photograph only when its contact information is not visible.

Digital Media Check

Using virtual staging, object removal, AI modification, or other digitally altered imagery?

ARMLS requires disclosure when software or AI adds, removes, or significantly changes image content. Digitally Altered images must follow current ARMLS disclosure requirements, including the approved ARMLS watermark and pairing requirements. Videos and virtual tours have disclosure requirements as well.

Standard clarity adjustments that do not misrepresent the property are treated differently under the ARMLS policy.
Check Current Digitally Altered Media RulesCurrent ARMLS policy note: The Digitally Altered Media rule took effect May 28, 2026. ARMLS states that its education and fine-abatement phase runs through November 2026, with $200 fine enforcement beginning December 2026.

IRIS Note

Your Listing being live is not the same thing as your Listing being launched.

Before calling the launch finished, experience the Listing the way a buyer will.

Using Coming Soon?

Coming Soon can provide preparation time before a Listing becomes Active, but it has its own ARMLS rules. Current ARMLS rules allow eligible residential Listings to remain in Coming Soon for up to 30 days. Confirm the current rules and align the media, launch date, and marketing plan before changing status.
