This Privacy Policy explains how Listing Haus Real Estate Photography LLC (doing business as “Listing Haus Media,” “we,” “us,” or “our”) handles personal information when you visit listinghausmedia.com, interact with our automated assistant Iris, or message us through Instagram. We collect only what we need to respond to you and operate our real estate media services.

Iris is an automated, AI-powered online concierge, not a person. It is openly disclosed as automated whenever you interact with it. Iris is powered by OpenAI and can hand your question off to Luke Van Wyhe, the founder of Listing Haus Media, when a human follow-up is helpful.

We collect the following categories of information:

• Website usage. Standard analytics about visits to our site (for example, pages viewed and general device/browser information), collected through Vercel Analytics. In production, our pages also load an OpenAI advertising pixel.
• Messages you send to Iris. The content of the messages you type into the Iris chat on our website so it can respond and, where helpful, pass your question to a human.
• Instagram messages and comments. When you send a direct message or comment to our Instagram account, Instagram (Meta) forwards that event to us. We store the message, the sender's Instagram-scoped ID, the message identifier, and related metadata so we can read and respond to you.
• Prospect and client contact details. For real estate professionals we work with or reach out to, we maintain an internal, login-protected record that may include name, brokerage/team, email address, phone number, service area, status, notes, and a history of related activity.

We use the information above to:

• Respond to your questions and messages;
• Draft replies to Instagram messages for human review before any reply is sent;
• Operate, maintain, and improve our website and services;
• Manage our relationships with real estate professionals and follow up on inquiries.

Draft replies generated for Instagram messages are prepared for a person to review. We do not automatically send AI-generated replies to your Instagram messages.

We rely on a small number of trusted service providers to run our service. They process information only to provide their functions to us:

• Vercel — website hosting and analytics.
• Supabase — database storage for messages and records.
• OpenAI — powers the Iris assistant and an advertising pixel on our site.
• Meta / Instagram — delivers the Instagram messages and comments you send us.
• Google / Gmail — read-only access used to match email replies to the correct contact. We do not send email through this access.
• HDPhotoHub — our external booking and media delivery portal for clients.
